Q: What’s Happening in the New Construction Market?

Gordon Richards with EDGE Homes gives an update on the new build market.

To say the new construction market is hot right now is an understatement; Gordon Richards, a sales consultant with EDGE Homes and my guest for today’s blog, said that traffic through EDGE models has been high and the company’s phones are ringing off the hooks.

“Even though we’re in fall and heading into the winter, we aren’t seeing a slowdown right now. Whether it’s our condos, townhomes, or single-family [homes], there’s quite a bit of interest and people are wanting to get into something right now,” Gordon said.

Speaking on the noticeable increase in new construction home prices, Gordon cited pent-up demand and pervasive low inventory as catalysts. Additionally, the cost of lumber has skyrocketed, so naturally, these increased material costs directly impact every type of new build available in the market. Nonetheless, new construction buyers are plentiful, and the advantageous effect that low interest rates have on purchasing power is a huge reason why.

“The first step of buying new construction: Find an experienced agent who knows the builders in your area.”

There’s no question that the demand is there, but why should these eager consumers choose EDGE Homes? Gordon put it simply:

“We build a great home; in our single-family line alone, you can choose from about 25 different floor plans. You get to go through a beautiful design process with one of our designers, and we have a lot of different options in our studio. I truly feel that people are getting a really nice home, especially with what the cost is nowadays to get into a new home. EDGE does a really good job with that.”

EDGE is one of our favorite builders, and we wouldn’t refer our clients to them if we didn’t love their work. If you’re someone who’s interested in a new construction home, what’s the first thing you should do? How do you start this exciting journey?

As Gordon said, you should first find a real estate agent you trust; they’ll know to contact the right builders. Many agents already have great working relationships with local builders, so lean on their expertise and rapport. From there, Gordon and the EDGE team will help you find the floor plan and design choices that fit you best.

As always, if you have questions about this or any real estate topic, don’t hesitate to reach out to us by phone or email. I’d love to get you connected with a reputable consultant like Gordon if you’re serious about a new construction home, and I can help with whatever buying, selling, or investing needs you may have.
