Zillow doesn’t have complete data, so they are not able to give an accurate estimate of what your house is worth. Every one of their Zestimates is essentially a guess. In Utah, Zillow doesn’t even have the correct sold home data because we are a non-reporting state.
Zillow has access to property owners’ own estimates of the price of their home and whatever is on public record, which is very limited. They give you a general idea of what your home might be worth based on the incomplete data they have.
A CMA is much more accurate than a Zestimate or appraisal.
If you truly want to know what a home is worth, you should talk to an expert who knows.
